Why There Were No REIT IPOs in 2022

In this video, I'll explain some of the reasons why there were no REIT IPO's in 2022, which hasn't happened in 21 years.

The FED's aggressive interest rate hikes have had a double whammy on the REIT market, as debt has been the primary headwind facing the real estate market as a whole in 2022, but the interest rate hikes have also taken a toll on the public markets, with the S&P 500 down around 17% for the year, and US REITs being down by 25%.

There has been a trend for several years of real estate companies are looking to the private market to raise capital to avoid the volatility of Wall Street.

As a result, the opportunity to get into Real Estate private equity has never been better as even the more prominent players are looking to work the private markets. While investing privately isn't as easy as trading REIT stocks on the public market, this is a trend well worth sticking close to.
